Building Survey

What is a Building Survey?


A Building Survey covers similar things to a Advanced Building Report, but is much more detailed and comprehensive and is written in a style that can be tailored to suit the property and your specific requirements.  Building surveys are undertaken for a variety of reasons, including investigation into the causes of movement and subsidence.  This is likened to the more widely known pre-acquisition type survey where advice is given on the all-round suitability/condition of a property, including the identification of defects and remedial works. The Building Survey will typically produce a report of between 45-60 pages.

What does a Building Survey advise?


  • Major and minor defects and what they could mean
  • The possible cost of repairs
  • Results of damp testing on walls
  • Damage to timbers, including woodworm and rot
  • The condition of damp-proofing, insulation and drainage*
  • Technical information on the construction of the property and the materials used
  • The location
  • Recommendations for any further special inspections


What is not included?


  • No tests of the services are undertaken
  • A valuation**
  • Re-build estimates for insurance purposes


*Drains are not tested as part of the standard Building Survey

**These can be provided separately for an additional fee
